Documentation became expensive; Now you have to pay this much process fee, circular of the revenue department

E registration Fee Gujarat: An important administrative change has been made in the process of registration of property and land building documents by the Revenue Department of the Government of Gujarat. As per the recent decision taken by the state government, the applicant will have to pay an additional processing fee in addition to the regular charges for every 'e-registration' done in the state from now on. Under this new rule, a 'processing fee' of ₹100 per document has been fixed, which has been implemented with immediate effect across the state

decision has been taken in exercise of the powers conferred under the Registration Act, 1908. The state government has made necessary amendments to the year-old notification dated August 3, 1987. After this amendment by the revenue department, now there has been a change in the official table of government fees. Earlier rules did not have any provision for separate processing charges for online registration, but now this new fee has been introduced keeping in view the magnitude of digital services

As per the new amendment, a new number 29 (XXIX) has been added after the number 28 in the fee table. This new provision clarifies that henceforth, the government will have to pay a processing fee of Rs 100 per document while e-registering any document. Till now the process of e-registration was available free of cost or only with a registration fee, but now citizens will have to be prepared for this new administrative cost

document must note that this fee will be applicable on 'per document' basis. If a person is registering more than one property or transaction documents at the same time, he will have to pay Rs 100 separately for each document. This fee is likely to be levied only at the time of uploading or processing the document on the online portal.

Revenue Department has also made an important clarification in this regard that this amount of ₹100 is being charged only as processing charges. There is no change in the rates of regular 'stamp duty' and 'registration fee' which were levied earlier for registration of the document. That is, people will have to pay the old regular taxes and fees, but this additional burden of Rs 100 will be added per transaction><

The government's rationale behind this decision is that the process of e-registration needs to be streamlined and modernized. This nominal fee has been decided to meet the increased use of technology and maintenance cost of online servers as well as to make the 'e-Governance' architecture more transparent and robust. The Government believes that this will improve the quality of online services and provide faster service to the applicants

Overall, there will now be marginal increase in cost per document for builders and people involved in real estate. However, in the digital age, this change is considered to be important from an administrative point of view. If you are also planning to get a property e-registered in the near future, it is necessary to change your budget in view of this new rule.
